Snowbird Departure Checklist: HVAC Settings Before You Head North

The core decision: temperature versus humidity. Setting the thermostat at 78-80°F keeps the AC cycling occasionally — enough runtime to remove moisture in tighter, well-sealed homes. For homes that fight humidity even while occupied (large glass, waterfront air, older envelopes), the reliable answer is a whole-home dehumidifier with a target around 50% RH, running independently of temperature.

What doesn't work: turning the system off entirely. A sealed Florida house without any conditioning is the terrarium scenario — moisture accumulates, biology starts, and October arrives with an answer you won't like. The minimum is a high setpoint with scheduled runtime; the reliable setup adds dedicated dehumidification.

Filters first: fresh before departure, because a choked filter in month one becomes a frozen coil by July with nobody home to notice. Drainage second: condensate line flushed and treated, pan inspected, float switch tested — the empty house's biggest mechanical risk is a slow drain leak nobody sees until the ceiling does.

Then the full-cycle test: run the system through a complete cooling cycle and watch it satisfy. Any odd sound, short-cycle, or slow recovery goes on the pre-departure service list. If the house is on a maintenance plan, the pre-departure visit covers all of this — and documents the system's condition for the October comparison.

A smart thermostat with humidity sensing is the difference between knowing and hoping: set alerts for humidity above 60% or temperature above 85°F, and check the app weekly. A tripped breaker in June, a dehumidifier that quit in July, a drain that slowed in August — each is a $200 fix caught early and a much bigger number discovered in October.

Without smart controls, a local check-in carries the load: a neighbor, property manager, or scheduled mid-summer service visit. The economics are lopsided in every version — monitoring costs almost nothing; discovering the summer's damage costs thousands.

The last walk-through: water heater off or vacation mode, washing machine hoses checked, under-sink connections dried and inspected, and the HVAC closet's surroundings cleared. The humidity plan protects against mold; this half protects against the plumbing leak that makes its own weather.

For October: schedule the pre-return visit before you travel — system tested under load, drainage verified, filters changed, humidity reading taken. You want the house's report before you're standing in the doorway. Homes that ran the full program come back to nothing to report; that's the sound of a checklist working.
